Fort Myers Shores is an unincorporated Lee County community on the Caloosahatchee east of Fort Myers, about 16 miles from our Cape Coral base. Its 5,950 or so residents share just over two square miles. Single-family houses dominate at 83%; manufactured homes and large complexes each come to roughly 4%. Construction peaked early, with a 1979 median.
What an older Shores home usually has
Practically every household here (97% of about 2,160) heats with electricity, so the HVAC system is almost always an all-electric split: an outside compressor cabinet feeding an indoor blower with resistance strips, usually parked in the garage or a utility nook. Late-70s houses have typically gone through two or three outdoor units. Indoor blowers, overhead ducting, and copper tubing are what tend to survive from earlier rounds.
River air and humidity
Homes near the river and the canals get more moisture and some brackish exposure than inland neighborhoods. Coil coatings on the outdoor unit help, and equipment sized for long, slow run times wrings more moisture from the house. Clammy rooms at 76 degrees usually point to oversizing or a misadjusted fan speed.
Strips or a heat pump
Because winter heat here is already electric, upgrading to a heat pump reuses existing circuits and trims January bills.
Replacement checklist
- System still charged with R-22
- Rust in the air handler drain pan or water stains on the closet ceiling
- Outdoor coil fins that crumble when brushed
- Breaker trips on hot afternoons
