Gateway, a master-planned Lee County community east of Fort Myers, lies roughly 16 miles across the river from Cape Coral. Its roughly 11,200 residents occupy about 4,340 households on 5.4 square miles. Construction here is young — the median residence dates to 2005 — and about two-thirds (68%) are stand-alone houses.

In Gateway, the heat pump question is about what's already installed

Census tables show electric heating in 96% of Gateway homes; gas barely registers at 2%. That means nearly every home already has an electric air handler, and the real choice when the system is replaced is between:

  • Cool-only plus resistance backup. The condenser just cools; resistance elements inside the indoor cabinet warm the house on a handful of winter mornings.
  • A heat pump split. The outdoor unit reverses to heat, so the strips rarely run.

Since SWFL winters are short, the heat pump's advantage is mostly on January and February cool snaps — but in a home built around 2005, the existing equipment is near the end of its normal Florida lifespan, and switching to a heat pump when you replace adds little complexity.

Checklist for a twenty-year-old Gateway system

  1. Original refrigerant. Systems installed before 2010 often used R-22. Those can't be recharged economically; the whole system, including the indoor coil, typically gets replaced.
  2. Air handler placement. Many homes put the blower unit in the garage or an interior closet; confirm a new one clears the doorway.
  3. HOA rules. Master-planned neighborhoods may set requirements for condenser location, screening, or contractor access. Ask your association before scheduling.
  4. Humidity control. A properly sized variable-speed system removes more moisture in the wet season than an oversized single-stage one.

Who sells it

Gateway jobs run through Cape Coral dispatch. The seller is Cooling Direct (FL #CAC1820468), a brand under Furnace Direct, a DBA of Hamlin Mechanical LLC, shipping matched condenser-and-coil sets straight from the factory.
