South County's Affton (unincorporated, St. Louis County) counts roughly 19,100 people across 8,700 households, seven miles or so from downtown. Brick ranches, bungalows, split-levels. ACS figures: 83% detached; median construction 1958; gas heat 81%; electric 16%.
Walk your basement first
Before any contractor arrives, spend five minutes downstairs. What you notice predicts project size.
Look up. Does the furnace's metal flue pipe join a brick chimney, shared with a water heater? Keeping an 80% unit likely preserves that path. Jumping to 95%+ means white PVC exiting a wall, plus possibly relining for whatever water heater stays behind.
Count grilles. How many return-air grilles feed the furnace? One or two in a 1950s ranch often isn't enough for today's blowers. Extra returns add hours.
Check walls. Finished rec rooms sometimes box furnaces into tight closets. Tight clearances slow removal.
Glance outside. Is the AC condenser similarly aged? Doing coil and condenser together expands scope yet keeps everything matched.
Note fuel. One Affton household in six heats electrically; such homes might choose a heat pump.
Why nothing's posted
