Chaska, Victoria, and Waconia represent Carver County's primary residential communities — a southwest metro corridor that has seen steady growth over the past three decades. Chaska is the county seat and largest city, with a mix of established and newer neighborhoods. Victoria is a smaller, more upscale community with significant newer development. Waconia, further west on Highway 5, serves as the commercial and residential center for the outer Carver County communities. If you're a homeowner in any of these cities, here's what you need to know about furnace replacement.
Chaska: Established Growth City
Chaska has grown significantly since the 1980s, adding neighborhoods in waves that correspond to development eras. The result is a wide range of housing ages and types across the city:
Historic Old Chaska (near downtown and the Minnesota River): Some of the city's oldest homes — late 1800s to early 1900s in the historic core. These homes often have modified or extended heating systems from multiple renovation eras. Duct configurations may be non-standard, and proper assessment before replacement is important.
Mid-Chaska (near Hundertmark Road and Pioneer Trail): Development from the 1970s–1990s with standard suburban housing in the 1,200–2,000 sq ft range. Most furnaces in this zone are approaching or past their service life limit — prime replacement candidates.
East Chaska / Clover Ridge and Windmill Run areas: Newer development from the 2000s–2010s with larger homes and better insulation. These homes have lower heating loads per square foot than older Chaska neighborhoods. Right-sizing (not matching the existing oversized unit) is particularly important here. See our furnace sizing guide.
Victoria: Upscale Southwest Suburb
Victoria has developed largely from the 1990s onward, with a housing stock that skews newer and larger than Chaska. Homes in the 2,000–4,000 sq ft range are common, particularly in newer developments near Lake Minnewashta and along the Minnesota River bluffs. Key considerations:
Larger homes need two-stage or variable-speed equipment: Victoria's typical home size calls for Goodman GMEC96 or GMVC96 rather than single-stage equipment. For homes over 2,400 sq ft, variable-speed operation delivers meaningfully more consistent comfort across large floor plans.
Newer construction, better insulation: Homes built in the 2000s–2010s typically have better building envelopes than older construction. Don't simply replace the existing furnace with the same BTU rating — a proper load calculation may show you can downsize and save money while improving comfort.
Lake proximity: Homes near Lake Minnewashta benefit from some temperature moderation, but also face wind exposure over open water. Outdoor exposure should be assessed in sizing decisions.
Waconia: Outer Carver County Hub
Waconia sits further from the metro core — about 35 miles west of Minneapolis — and experiences slightly colder average winter temperatures than inner-ring suburbs. The city has grown from a small agricultural community into a viable suburban destination, with development from multiple eras. Homes here range from older in-town properties to newer subdivisions around Lake Waconia.
Waconia's outer-metro location means:
- Slightly more extreme winter temperatures than the core metro (plan for -20°F design temperature)
- Less urban heat island warming — full rural/exurban winter severity
- Fewer HVAC contractors serving the area, potentially longer scheduling windows — ordering equipment in advance matters more here
Furnace Direct delivers same-day to Waconia for orders placed by noon — so equipment availability is not a limitation, even this far from the metro center.
Goodman Equipment for Carver County Homes
Older Chaska homes (1,200–1,800 sq ft, pre-1990): Goodman GMSS96 in 80,000 BTU is the clean, cost-effective choice. 96% AFUE delivers meaningful savings over the 80% units being replaced, with straightforward installation.
Mid-size Chaska and Waconia homes (1,600–2,400 sq ft): Goodman GMEC96 two-stage ECM. Two-stage operation provides better comfort, quieter operation, and meaningful electricity savings from the ECM blower motor.
Victoria and larger Chaska/Waconia homes (2,000–4,000 sq ft): Goodman GMVC96 variable-speed. For Carver County's larger homes, variable-speed operation eliminates temperature swings and provides the comfort consistency that matches the investment in quality housing. See the full model comparison.
