Concord isn't a city at all — it's an unincorporated census-designated place in south St. Louis County, roughly ten miles south-southwest of the riverfront, where about 18,400 residents occupy 5.5 square miles. Unincorporated means county government handles things a city hall would elsewhere. For homeowners, the furnace story is about late-1960s split-levels and ranches: the median home here was built in 1968, and 83% of housing is detached.

Gas dominates

Piped natural gas warms roughly 84% of Concord's 7,440 households; 14% rely on electric heat and about 2% burn bottled propane. In other words, most of these furnace jobs are a gas-to-gas swap, but the details inside a 1968 house decide how smooth it goes.

Basement realities from 1968

Size it, don't copy it. Many original furnaces were oversized. Since then, owners have added insulation, replaced windows, and maybe finished the basement. A load calculation often supports a smaller, two-stage or variable-speed gas furnace that runs longer, quieter cycles.

Chimney orphaning. Switch the furnace to PVC sidewall exhaust and the tank water heater ends up alone in a flue built for a pair of appliances. Weak draft and backdrafting follow unless it's relined.

Coil fit. If central air was added in the 70s or 80s, the evaporator coil sits on top of the furnace. Swapping only the furnace can leave a mismatched coil. Replacing both lets the blower and coil match.

No gas meter?

Owners without a gas meter often come out ahead running a heat pump instead of resistance strips through Missouri's spring and fall.
