Egypt Lake-Leto packs about 35,900 people into six square miles of Hillsborough County, four miles or so from central Tampa. Census numbers: median build year 1980; detached houses 45%; buildings of ten-plus units 22%; electric heat 95%; gas under 2%.
Heat strips versus heat pump
Practically nobody here owns a combustion furnace. Typical setups pair an AC condenser outdoors with an indoor cabinet holding resistance coils, which glow on chilly January mornings. Swap that condenser for a heat pump and winter warmth comes from refrigerant instead, drawing far less electricity than those coils need. Summer performance? Identical.
Three paths
- Heat pump plus matched air handler, coils kept as emergency backup. Best for most owners.
- Straight-cool condenser plus strips. Fewer components; pricier cold snaps.
- Gas furnace. Realistic only for that tiny minority already piped for gas.
Living in a complex
Over one-fifth of residences belong to big multi-unit buildings. Expect association paperwork covering condenser placement, roof or balcony mounting, and shared refrigerant chases. Closet cabinets in condos also cap equipment dimensions; measure width, depth, height before choosing.
Attic ducts on 1980 houses
Four-decade-old flex duct baking above ceilings often sags, tears, or leaks. Fresh equipment can't overcome lost airflow, so inspect and reseal during changeover.
