Forest Oaks is an unincorporated community in southeastern Guilford County, about 16 miles from High Point, home to roughly 4,300 people. Housing is overwhelmingly freestanding (92% detached single-family), typically dating from 1976. Heating is split. Natural gas serves 55% of the 1,600-odd occupied homes, electricity 38%, and a small remainder still burns fuel oil (4%) or propane (3%).
Why one number won't fit Forest Oaks
That fuel mix means two neighbors asking for "a new furnace" may need very different jobs. The main variables:
- Fuel switch or like-for-like. Swapping gas for gas is the simplest path. Leaving an oil furnace behind adds tank decommissioning and new venting or a new fuel entirely.
- Furnace location. Mid-1970s construction commonly tucks equipment beneath the floor or into a garage closet. Crawlspace work needs clearance and a properly supported platform.
- Venting path. Condensing gas furnaces exhaust through PVC; older flues may be abandoned or relined.
- Ducts under the floor. Crawlspace ducts in humid Piedmont summers can sweat, sag, or lose insulation. Repairs add materials and hours.
- Heat pump option. Electric households, and gas homes wanting dual-fuel, may price a heat pump with an air handler or furnace backup.
