Kirkwood is one of the older railroad suburbs southwest of St. Louis, roughly ten miles from the city center, and about 29,400 people live across its nine square miles. Half its housing predates 1962. Three of every four dwellings stand alone on their own lot, yet about 12% of homes are in buildings with ten or more units, so the city mixes postwar ranches, older two-stories, and apartment blocks.
Central air that came later
Plenty of early-60s Kirkwood houses started life with a gas furnace and zero cooling. Air conditioning showed up years later, bolted onto the furnace plenum. That retrofit pattern explains most complaints we hear: the second floor never cools, return grilles are undersized, and the blower is working against ductwork drawn up for heating only.
Before choosing a new system, it helps to have someone measure static pressure and look at return capacity. A properly sized system on tight ducts can still feel weak.
What we'd pair with Kirkwood's fuel mix
Kirkwood's roughly 12,000 households lean 75% gas; around 22% warm up electrically.
- Gas homes: a matched outdoor unit plus indoor coil; swap the furnace as well once it passes about 18 years.
- All-electric homes: one heat pump with an air handler retires baseboard-style strips and the tired AC together.
- Apartment and condo owners: confirm with the building or board before ordering anything.
