Prairie Village took shape in the 1950s as one of Johnson County's earliest planned suburbs, and the houses still tell that story. Median construction year: 1959. Share that are single-family detached: 84%. Some 22,900 residents fill close to 10,000 households over 6.2 square miles, about ten miles south of the Kansas City hub.

A walk-through of a typical Prairie Village furnace swap

Step 1 — Confirm the fuel. Four out of five homes here (about 80%) burn piped gas; roughly 19% are electric. Gas houses usually stay gas, with a new high-efficiency burner.

Step 2 — Look at the stairs. Ranch and Cape Cod basements from this period often have narrow, steep steps and low headroom. Measuring the path matters before anything is ordered, especially where the lower level has been finished off with drywall around the mechanical room.

Step 3 — Decide on venting. Going to 95%-class efficiency means two plastic pipes out the rim joist and a drain for condensate. What's left in the brick flue — usually just the water heater — may then require a stainless liner.

Step 4 — Count the returns. Plenty of 1959 floor plans have a single hallway return. Today's blowers move air best with more intake; adding one is often the quietest upgrade available.

Step 5 — Check the cooling coil. Air conditioning was usually retrofitted later, and that coil sits right on the furnace outlet. If it's older or a different width, swap it too.

Step 6 — Consider hybrid heat. Owners with electric service, or those whose condenser is also tired, can add an outdoor pump that heats through mild weather and lets gas take the coldest nights.

Timing

Twenty-year-old furnaces deserve a plan before Thanksgiving, not an emergency in February. Photograph the rating label, mention any finished basement, and call (888) 762-1334 — Call for Pricing.
