Clicking but no flame? Burner lights, then quits? A rattle from the blower every morning? If you live in Spanish Lake and your furnace is acting up as the nights get cold, this page is for you.
A quick look at the neighborhood's homes
This unincorporated part of north St. Louis County, roughly eleven miles from downtown St. Louis, had about 17,900 residents and 7,215 occupied dwellings in the latest Census five-year survey. Most of the housing went up around the late sixties (1969 is the midpoint year), and close to two-thirds are freestanding single-family homes. Gas is king: 76% of households burn it for heat. Electric accounts for 21% and propane about 2%.
Repair or replace?
A furnace installed when these houses were new, or even its 1990s successor, has usually used up its design life. Replacement makes sense when you're seeing a cracked heat exchanger, a carbon-monoxide alarm, an inducer that whines or seizes, or three service calls in one season.
What we look at before swapping a 1960s-era unit
- Is the exhaust going up a shared brick chimney with the water heater, or a metal B-vent?
- One return grille for the whole house? Today's blowers want more.
- Where would condensate drain if you step up to a 95%-plus model?
- Can the old two-conductor thermostat cable handle a smart control?
Gas owners usually pick a new high-efficiency or standard furnace. Homes on electric resistance do better with a heat pump plus fan coil.
