Bonner Springs sits on the western edge of Wyandotte County, about 17 miles west of Kansas City along the Kansas River. Only about 7,800 people and 2,850 households call it home, but it covers more than 15 square miles, so property types range from older in-town houses to newer subdivisions and rural lots. Half its houses predate 1979.

Why we don't quote one number

Each Bonner Springs job gets priced from what's actually in the house. Five variables move the scope most.

1. What fuel you have

Roughly 73% of homes burn piped gas, 24% use electric heat, and about 2% run on propane. Piped-gas owners usually replace with another furnace on the same fuel; propane addresses require an LP kit; all-electric properties tend to suit an electric heat pump.

2. Manufactured homes

About 3% of local housing is mobile or manufactured. Those require downflow furnaces approved for manufactured housing — a different product category from a standard basement unit.

3. Venting path

Late-70s homes typically vented an 80% furnace up a metal B-vent or chimney. Stepping up to condensing efficiency calls for two new plastic pipes through the wall, somewhere to drain condensate water, and maybe a liner so the water heater still drafts.

4. Air conditioning at the same time

If the AC coil sits on the furnace and the condenser is old, replacing both together avoids a mismatched system and a second visit.

5. Ductwork

Forty-plus-year-old ducts may be leaky or undersized for a modern variable-speed blower.
