Citrus Park is a northwest Hillsborough County community of about 28,800 people, roughly nine miles from downtown Tampa. Nine of every ten households here (90%) heat with electricity; natural gas reaches about 7%. The median home dates from 1993. Housing is mixed: 60% detached houses and 17% in buildings of ten or more units.

The real question in Citrus Park

Few homes here have a true furnace. The choice is usually between:

  1. A cooling-only condenser plus an air handler with electric heat strips, or
  2. A heat pump, which cools all summer and heats on cool nights without leaning on strips.

Heating season here is brief. Still, on those forty-degree January mornings, strips draw several kilowatts each, while compressor-based heating squeezes two or three units of warmth from every unit of electricity. Because you are buying an outdoor unit regardless, upgrading is a modest step.

Gas homes

If yours is one of the gas-served households, keeping a gas furnace under the cooling coil, or going dual-fuel, are both reasonable.

Early-1990s equipment

Systems original to a 1993 house were charged with R-22, which is no longer manufactured. Thirty-year-old blower cabinets usually live in garages or hallway closets; inspect drain pans for rust, coils for mildew.

Condos and townhomes

For the sizable share of multi-unit residents, association rules may govern where condensers sit.
