Florissant ranks among the biggest municipalities in St. Louis County's northern half, home to around 51,800 people on twelve and a half square miles, about a dozen miles north of downtown. Postwar growth defines it. Half of the homes standing today were built by 1963, and 79% of all residences are stand-alone houses.
Florissant heats with gas
Roughly 83% of the 21,200 occupied households are on piped utility gas, about 15% heat with electricity, and propane barely registers. That makes the gas furnace the default appliance in town, tucked downstairs or, in slab ranches, inside a utility closet.
Sixty-year-old houses, third or fourth furnace
A 1963 house is likely on its third furnace by now. Things worth checking before replacement:
- Orphaned water heaters. Many mid-efficiency units exhaust up a brick chimney alongside the tank heater. Once a condensing model moves to PVC, that tank is left alone in a chimney built for two appliances, and drafting problems follow unless someone lines or resizes it.
- Condensate. A condensing gas furnace drains water, so the installer must route that water to a drain or a small condensate pump.
- Leaky returns. Builders of that decade often closed off floor-joist bays with sheet metal to make return paths. Those bays pull dusty basement air and waste capacity; fixing them pays off alongside any equipment upgrade.
Electric-heat homes
For the 15% on electric heat, a cold-climate heat pump usually cuts winter bills compared with strip heat.

When replacement makes sense
Cracked heat exchanger findings, a carbon monoxide alarm, a blower motor failure on a 20-year-old unit, or repair bills that keep stacking up. Early fall is the calm season. Gather the furnace model, the water heater's age, and vent-pipe photos. Call for Pricing at (888) 762-1334.
