St. Ann is a 1950s-era suburb in north St. Louis County, about 10 miles northwest of downtown St. Louis. Roughly 12,800 residents live in about 5,900 occupied homes across just over 3 square miles. The median house was built in 1957, so many St. Ann furnaces are heating a structure that has already outlived three or four previous heating units.

The St. Ann housing mix

Seven in ten homes are detached single-family; another 18% are units in buildings with ten or more apartments. That split shapes what a replacement looks like. A brick bungalow or ranch usually has a basement furnace and a straightforward duct run. An apartment or condo may have a closet unit, a shared flue, or building rules about outdoor equipment.

Fuel: mostly gas, with a sizeable electric share

Gas burners serve about 76% of households, electric heat roughly 22%. Gas homes generally replace like-for-like with a new gas furnace. Electric-heat homes, often apartments, are better served by a heat pump paired with an air handler.

Eisenhower-era quirks to check

  • Flue sizing. High-efficiency models exhaust through PVC; the clay-tile chimney left behind can be oversized for the water heater by itself.
  • Condensate. Condensing units produce water; the basement needs a floor drain or a pump.
  • Return air. Many postwar houses have a single central return, which can starve a modern blower. Adding a return is sometimes the cheapest comfort fix.
  • Asbestos tape. Original duct joints from this era can carry it; it should be identified before anyone cuts metal.
