When you're shopping for a new furnace in Minnesota, the most common question we hear is: should I get an 80% or 96% AFUE furnace? It's a legitimate question — and the answer depends on your home, your gas bill, and how long you plan to stay.
Here's a straight breakdown with no fluff.
What Does AFUE Mean?
AFUE stands for Annual Fuel Utilization Efficiency. It measures how much of the gas you burn actually becomes heat in your home.
- 80% AFUE: 80 cents of every dollar in gas becomes heat. 20 cents exits through the flue as exhaust.
- 96% AFUE: 96 cents of every dollar becomes heat. Only 4 cents is wasted.
In Minnesota — where the heating season runs from October through April — that difference adds up fast.
Real Savings: What the Numbers Look Like
Let's say your current gas bill averages $180/month during heating season (6 months = $1,080/year for heat).
| Efficiency | Annual Gas Bill (Heat) | Annual Savings vs 80% |
|---|---|---|
| 80% AFUE | ~$1,080 | — |
| 96% AFUE | ~$900 | ~$180/year |
Over 10 years, that's roughly $1,800 in gas savings — and with factory-direct pricing, the price gap between an 80% and 96% unit from Furnace Direct is often just $400–$600. The math usually favors the 96%.
The Physical Difference
There's an important installation difference between 80% and 96% units:
- 80% AFUE: Vents through a metal flue pipe up through the roof (traditional install). Works with existing chimneys and venting in most older homes.
- 96% AFUE: Condensing furnace — vents through PVC pipe out the side of your home. May require a new vent run, which adds $100–$300 to installation.
If your home already has a metal chimney flue and you're doing a simple swap, 80% is the easiest drop-in. If you're doing a full replacement and want long-term savings, 96% almost always wins.
Minnesota Code: 80% Is Still Legal (For Now)
As of 2026, both 80% and 96% furnaces are legal to install in Minnesota residential homes. Some utility rebate programs require 95%+ to qualify, so check with Xcel Energy or CenterPoint before you buy.
Our Recommendation
For most Minnesota homeowners replacing a furnace in a home they plan to stay in for 5+ years: go 96%. The energy savings pay back the difference within 3–4 years, and you'll have lower bills every single winter after that.
For rental properties, vacation homes, or situations where budget is the primary constraint: 80% is perfectly fine and will last just as long with proper maintenance.
