Financing a Furnace: Why It's Often the Right Move
A new 96% AFUE furnace in Minnesota costs $3,500-$6,000 installed. That's a significant lump sum—especially when your furnace breaks down mid-January and you're facing an emergency replacement. Even when you have the cash, financing a furnace can be financially smarter than depleting your emergency fund: if the interest rate is low or zero, preserving liquid cash has value. Here are the main options, ranked from typically best to typically worst in total cost.
First: Capture Available Incentives
Before exploring financing, capture all available incentives to reduce the amount you need to borrow. In Minnesota: Federal 25C tax credit (up to $600 for qualifying high-efficiency furnaces); Xcel Energy or CenterPoint Energy rebates ($100-$250 for qualifying equipment); income-qualified programs (WAP, EAP—may cover partial or full replacement cost). Option 1: Contractor 0% APR Promotional Financing
Many HVAC contractors offer 0% APR promotional financing through partners like GreenSky, Synchrony, EnerBank USA, or Service Finance Company—typically 0% for 12, 18, or 24 months. The catch: most are deferred interest, not true 0%. If you don't pay off the full balance within the promotional period, interest retroactively applies at a high rate (often 25-30% APR). Used correctly—paid off within the promotional window—this is excellent financing. Ask your contractor whether they offer it; many do as a competitive advantage.
Option 2: HELOC or Home Equity Loan
If you have equity in your Minnesota home, a HELOC or home equity loan is often the lowest long-term rate for major home improvements. Current rates: approximately prime + 0-2% (roughly 8-10%). Interest may be tax-deductible if used for home improvement. For a $5,000 furnace at 8.5% over 5 years, monthly payment is approximately $103 and total interest approximately $1,180—significantly cheaper than high-rate alternatives.
Option 3: PACE Financing
Property Assessed Clean Energy (PACE) financing lets Minnesota homeowners finance energy improvements (including high-efficiency furnaces) through a special property tax assessment repaid over 5-25 years. No upfront cost; fixed rates; transfers with the home if you sell; no traditional credit check (assessment is on the property). Available in participating Minnesota counties. An unsecured personal loan from a credit union offers competitive rates without putting your home at risk. Minnesota credit unions (Affinity Plus, Wings Financial, Hiway Credit Union) typically offer rates of 7-12% APR to members—better than many banks. For a $5,000 loan at 10% APR over 3 years, monthly payment is approximately $161 and total interest approximately $790.
Option 5: Credit Card (Last Resort)
Putting a furnace on a credit card is expensive unless you can pay it off quickly. Average credit card APR is 20-27%. The exception: a 0% APR introductory card offer (12-18 months on purchases) functions similarly to contractor promotional financing—pay it off before the promotional period ends.
Emergency Financing in January
If your furnace fails mid-winter: ask your contractor about same-day financing approval through their financing partner (many GreenSky and Synchrony applications give same-day decisions); call your bank or credit union for emergency personal loan options; check your credit card limits if using a promotional rate offer; and contact your utility for emergency assistance programs if income-qualified.
