Upriver on the Caloosahatchee, in Lee County's rural east end and roughly 24 miles from Cape Coral, sits Alva. Around 3,400 people live across 17 square miles, and the housing mix is distinctive: 79% detached homes and about 20% manufactured homes. A typical house here was built in the late 1980s.
Two very different installs
Conventional frame and block houses
Most use a split system with an indoor air handler. Scope depends on whether the ducts need repair, whether you move to a heat pump, and how the outdoor pad is set. Larger rural properties sometimes have long refrigerant runs, barns converted to living space, or detached additions that change sizing.
Manufactured homes
One in five Alva homes is manufactured. These frequently rely on a packaged unit or an indoor cabinet certified for manufactured housing, feeding a duct trunk under the floor. Crawlspace duct condition and the equipment rating both affect the work, and tie-down or skirting access can add labor.
Heating fuel
Electricity heats about 96% of homes; virtually nobody here burns gas. That makes heat strips or a heat pump the only real winter options, and on acreage where the house sits in open pasture, frost on cold January mornings is not unusual.
Who's selling
Cooling Direct (Florida license CAC1820468) belongs to Furnace Direct, a DBA of Hamlin Mechanical LLC. We ship AC systems without the dealer markup and line up installers in the Cape Coral hub area.
Making bids line up
Rural jobs vary widely, so have each contractor break out ductwork, the pad or stand, electrical upgrades, and permitting as separate lines. If one bid is far lower, check what it leaves out — often the duct repairs underneath a manufactured home. The calmest months for scheduling are December through February, when installers aren't chasing no-cool calls.
