At the end of the road south of Everglades City, the shell-mound island of Chokoloskee lies about 36 miles from Naples in Collier County. Census estimates count roughly 800 residents in about 260 occupied homes on just a fifth of a square mile. Housing is unusual: about 60% of homes are mobile or manufactured, and only 18% are detached site-built houses.
What shapes an install here
- Home type. Most dwellings need mobile-home-rated packaged units or air handlers, not standard residential splits.
- Salt exposure. Surrounded by water at the edge of the Ten Thousand Islands, outdoor equipment corrodes quickly. Coated coils and stainless hardware are worth the ask.
- Elevation. Low-lying lots may call for raised equipment stands.
- Distance. A remote island location can affect scheduling; discuss it upfront.
- Heat source. Electricity covers about 92% of homes and bottled propane roughly 8% — a larger LP share than most coastal Collier areas, which can make a dual-fuel setup worth discussing.
Fishing camps and part-time homes
Many places on the island are used seasonally. A unit that will sit idle through a wet summer should have a controller that holds humidity in check, and owners who visit only in winter may prefer a heat pump for the occasional cold front.

Getting comparable bids
Ask each contractor to name the manufactured-housing rating of the proposed unit, the stand height, and how permitting will be handled. The cooler, drier months make the practical window for the job.
